Deposit Registration

£30.00 NO charge for managed properties.

Inventory and Schedule of Condition Fee:-

We can arrange for an inventory by an Independent Inventory Company. Due to the Tenant Fees Act of 1st June 2019, you can no longer charge tenants, therefore, landlords shall be responsible for the cost of a check in when tenants move in and a check out when the tenant vacates and the inventory company carries out their inspection. The cost is dependent on the size of the property (for example a one bedroom flat will be approx. £120 plus VAT). A check out report forms an important part of how the return of your security deposit is arranged. The exact cost will be confirmed prior to agreeing to rent the property.

Obtaining Tenant references - (Tenant Fees Act of 1st June 2019, you can no longer charge tenants).

Obtaining Gas Safety Certificates

 Gas Safe engineers costs from £70.

Obtaining Energy Performance Certificate

 EPC Inspectors costs £70

Obtaining Electrical and Fire Risk Checks

 Electricians costs To be advised

Providing Portable Appliance Testing Checks

 Electricians costs To be advised

Additional & Selective Licencing Applications

To remit and balance the financial
submissions to HMRC in respect of non UK
resident landlords

£120 per quarter

Refurbishment Contract Administration

10% of cost of works.

Court Attendance
